What do I get for my Annual HOA dues

As members of the Hunter’s Cove HOA Board of Directors, we are often asked “What do I get for my $200.00 annual dues? Why should I pay them? We believe those questions are valid, and think it is appropriate to answer them.

What DO you get in return for you annual dues?
1. Decreased Crime Rates.
2. Increased property values and less “time on market” for houses that are for sale.
3. Bi-weekly lawn care for all common properties belonging to Hunter’s Cove subdivision, including the main entrance on Theodore-Dawes Road West.
4. Maintenance and upkeep of the storm water retention ponds within the boundaries of Hunter’s Cove
subdivision.
5. Main entrance lighting and landscaping.
6. All street lighting within Hunter’s Cove subdivision.
7. Upkeep of the gazebo, traffic signs located in the entrance way traffic circle.
8. Accounting services for the HOA.
9. Legal services for the HOA.
10. Postage for all HOA communications.
11. Enforcement of HOA covenants.
12. Website upkeep and maintenance.
13. New resident welcome packages.

Statistics indicate that well-lit subdivisions and developments have lower than average rates of home
invasions, burglaries and maintenance.
Data shows that subdivisions and developments with proper upkeep and routine maintenance of
entrances and common property have higher home resale prices than those without similar services.
Homeowner dues are $200.00 annually or $16.66 monthly. We believe the value received for a relatively small yearly dues payment is a good value, and we hope you agree. We appreciate prompt payment of dues, which are payable in a single lump sum or quarterly. Statements of dues owed are mailed quarterly to all residents.
